AIA Maryland People’s Choice Award 2017
Real Estate consulting firm Cushman & Wakefield was looking to consolidate their Baltimore area offices and implement a new corporate “Activity-Based Workplace” solution. Working with outside business consultants, C&W created a new “Playbook” which outlined how their office/workplace needed to be configured, to create a dynamic, primarily open and highly-collaborative work environment.
The living-learning community and mixed-use facility is organized into two towers. The north tower is designed with 18 levels of student housing while the south tower contains 16 levels of student housing, totaling approximately 1000 beds. The massing of the towers are broken down into three volumes, generated from the building program, to create a dynamic composition where the building meets the sky. The eastern edges of the towers end in glassy angular student lounges that respond to views of lower Manhattan. A new three level University Center nestles the projects into the steep side hill site condition and connects the residential towers at their base. The western side of the university center was designed with a traditional aesthetic that derives from the historic red brick campus vernacular, while the eastern edge of the projects lends itself to contemporary glass volumes to maximize internal views and daylighting. Design Collective is collaborating with Wallace Roberts & Todd on the interior design of the University Center.
Design Development Phase
LARDER provides the Old Goucher neighborhood a full-service deli, with a local retail focus and classroom component. Located in an old auto-repair garage, the new design emphasizes the existing cast-in-place concrete structure by infilling the existing structure with modules of casework that serve to support the deli, education, and retail functions of the space. Filtering the motions of food prep while permitting natural light from the courtyard, the restrained finish palette of ash wood and blackened steel shelving units – designed proportional to various jars and packaging - serves as a backdrop to a colorful array of locally sourced products and fermented goods.
